Preparing Your Property For Showings

  • Professional Photos. Interior and exterior photos of the property are taken by a professional photographer for use on the MLS, online advertising, and promotional pieces.
  • Showing Instructions. You are always in control of when the property will be shown. All Realtor showings will be scheduled through ShowingTime, a 24 hour, 7 day/week showing desk that has been hired for your privacy and convenience. This service will schedule all showings, make the appropriate contacts, and follow up with the Realtors for feedback. A record of all showings is available online with a password provided at your request.

While Your Property Is Actively Listed

  • Your property will be competitively priced to open the home to the market vs. narrowing the market.
  • Sofia will be on the phone for 3 hours/day looking for potential buyers; personally talking to the most active Realtors in the area, and soliciting for buyers specifically for your property.
  • You will be continuously updated as to changes in market activity.
  • Sofia will handle all Realtor inquiries and resolve any issues.

Offers and Closings

  • Sofia will handle all offers and guide you through negotiating a successful sales contract.
  • Sofia’s staff will coordinate all closing activities including: Inspections, mortgage, and title work.
  • Sunbelt Title Company will handle your closing, upon your approval. Once the property is under contract, you will receive a call from Sunbelt, at 561-395-2601.

Sellers Responsibilities

  • In Palm Beach County, the Seller is responsible for Providing the Owner’s Title Policy for Buyers
  • Seller pays Document Stamps on the Deed Transfer ($0.007 x purchase price).
  • Real Estate Commission
  • Coldwell Banker Sales Transaction Fee ($375)
  • Maintain the property available and ready for all showings.
  • Provide a key or access to the property for showings.
  • Provide the Title Company with a copy of the Owner’s Deed and Title Policy, if available.
  • Provide a copy of the Homeowners/Condo Association Documents that must be provided to the buyer.
